Citrus house is about to get a much-needed upgrade. In Summer of 2020 we started to rent out our second home in Santa Rosa Beach, Florida. David purchased it for me in 2014 as my wedding present and we really haven’t done any upgrades to it since we signed the paperwork and it became ours. It was a new construction spec home that was basically completed when we offered on it, so we didn’t get any say in the finishes. There were definitely things we would’ve preferred to change but we just never got around to it. Fast forward 7 years, and after a successful year of renting it out, we’ve decided to start a little renovation!
I don’t know if there is a right or wrong way to go about renovating a property, but we are just going to GO FOR IT. We started with all the faucets in each room because they were in desperate need of replacement. The builder put in really cheap faucets and we’ve literally spent upwards of $500 repairing faucet drips/leaks because of how cheaply they were made. A plumber suggested we put in something of a better quality, so that’s where we started. I knew I wanted something brassy or gold, and I had a definite style in mind. I found these on Wayfair and they kind of set the tone for the rest of the project. After all the faucets are installed in November, I think we will step it back a bit and start going room by room for the makeover.
I like to riff off the “modern farmhouse” vibe so I call this “modern coastal.” You can see my moodboard above. We will be ditching the cream colored walls for a brighter white. And definitely a satin sheen because we have flat paint right now and that is a big n0-no in a rental. It’s really hard to wipe scuffs off of flat painted walls. Eventually the cabinets will get a major color change, new countertops and we will put in some shiplap. But for now, we’ve ordered new cabinet hardware for the entire home and new light fixtures for the kitchen. I plan to tackle the big painting job when I arrive in November.
Lastly, if you’re looking for hardware of ANY variety, I suggest you check out Hinges and Handles in Osceola. I was BLOWN AWAY by the variety at H&H. Not just handles, but just all kinds of household hardware – door knockers, mailboxes, vent covers, lock sets, etc, etc, etc. If you need some inspiration, a 30 minute browse session in their showroom(s) will no doubt fire you up! I never thought I’d be that impressed with a store selling cabinet hardware, but that place is definitely something special. I ordered a brand called Colonial Brass – totally made in America. They have a gorgeous selection and I was able to color match it to my Delta brand Champagne Bronze faucets.
